Responsible for the leasing of the community; ensuring throughsupervision of the office personnel that all leasing techniques and methodsrequired by the Company are being used effectively and in a professionalmanner to maximize occupancy. Responsible for the thorough knowledge, implementation and enforcementof all policies and procedures of Echelon Property Group; Ensuring throughconstant supervision and review that all personnel are operating within thoseguidelines. Interview, hire, counsel and terminate employees; Address personnelissues effectively and ensure employee resources are used efficiently; Trainand be responsible for the work performed by all personnel under directsupervision. Maintain marketing and promotional efforts to ensure adequate traffic andleasing activity; Have adequate knowledge of comparable communities withinthe subject submarket and be able to translate knowledge into a sellingbenefit for the subject community. Monitor unit turnover, vacancies, rent levels, delinquency,expirations and renewals to maximize income and control expenses. Responsible for ensuring all personnel operate within OSHA (OccupationalSafety and Health Act) standards and that Company safety policies arecomplied with at all times. Responsible for procuring capital bids effectively and in a timely mannerand to ensure capital projects are performed within agreed scope of work;direct and supervise work performed by outside contractors. Responsible for following instructions given by Regional Property Managerand for keeping RPM informed of community, personnel and resident-relatedissues as needed. Responsible for maintaining good relations with residents, ensuringefficient and courteous response to service requests and maximizing residentretention. Responsible for completing administrative duties (e.g., payroll,weekly and monthly reports, invoices, deposits, move-out dispositions,etc.) accurately, on time and in an accurate, organized manner. Responsible for using good judgment, maintaining a positive attitude andtaking initiative to solve problems and tasks. Responsible for setting and enforcing an acceptable standard forattendance, tardiness, reliability, appearance and professionalism forall personnel.Supervision: Manages the Property Staff including Assistant Manager,Leasing Consultants, Techs, and Grounds/Housekeepers.Qualifications and Experience Minimum 1 year experience as a current Community Manager or AssistantManager Strong customer service, attention to detail, organizational, timemanagement and problem solving skills Understanding of financial statements (budget, financial reports,accounting information, etc.) Professional verbal and written communication skills Proficient with MS Office, specifically Excel and Outlook; Yardiexperience is a must Strong background in outreach marketing Ability to manage conflicting priorities and to adjust priorities on adaily basisBenefits: This position is eligible for benefits including Medical,Dental, Vision, Echelon Apartment Discounts, Sick/Vacation/Holidaytime, and 401 K Retirement.
