Consider joining our team andunlock your potential.Building Operation Maintenance TechnicianHours: Monday-Friday 8am-5pmJOB SUMMARYWorks under general supervision operating and maintaining building systemsincluding HVAC, electrical, and plumbing. This role supports theElectrician, Plumber/Pipefitter and HVAC Specialist conducting preventiveand corrective maintenance of building systems.ESSENTIAL DUTIESPerforms preventive maintenance procedures on equipment within areas ofresponsibility with a high degree of quality and reliability.Systems include HVAC, boilers, fire suppression, chillers, plumbing,water treatment, generators, etc.Complete preventive maintenance and corrective maintenance on buildingsystems.Responsible for proper documention of workorders related to equipment.Completes the work with a high level of quality.Continues to learn maintenance practices under the leadership of moreexperienced technicians and goes to them for help when needed.Applies aptitude for mechanical repairs and consults with other techniciansand engineers on any technical problem beyond ability.Implements corrective actions to eliminate recurrent problems under directionof the building systems engineer.Performs documentation and recordkeeping to meet regulatory requirements(e.g. FDA).Understand lock out/tag out (LOTO) procedures including generalconcepts (stored energy, cause and effect, etc) related to electricaland mechanical energy.Responds and executes work with a sense of urgency and utilizes supportsystems to minimize downtime.Comply with all safety and regulatory requirements.Performs all tasks in accordance with company and department policies,procedures, and guidelines.Ability to work holidays and weekends.OTHER DUTIES AND RESPONSIBILITIESMay handle, collect, label and transfer hazardous waste followingestablished procedures and guidelines.May be required to work on other shifts and or willing to be "on call" asneeded.Must successfully complete training on biohazards.Required to possess a valid driver's license.Retrieve parts and supplies from distributors off campus.Clean and organize (5S) maintenance areas.Stocks material in tool cribs.Escorts contractors/vendors for on campus activites.MINIMUM QUALIFICATION REQUIREMENTSEducationHigh school diploma or GED.ExperienceMinimum 2 years experience.SkillsAbility and desire to continue learning and increase competency in equipmentmaintenance and troubleshooting.Demonstrated ability to communicate effectively both verbally and in writing.Knowledgeand understanding of basic metric and standard measurements.Aptitude for understanding mechanical, pneumatic, and electrical systems.Familiarity with hand tools, basic instrumentation, and test equipment.Display knowledge of how to identify hazards, ability to understand MSDS inrelation to chemicals being used.Knowledge and use of revelant PC software applications and skills to use themeffectively.PHYSICAL REQUIREMENTSGeneral Labor Environment requirements include: use of personal protectiveequipment, reading, speaking,
